Andrew Neilsen, Director

Building designer and subject matter expert in SIPs construction, with 18+ years across residential, commercial and off-site work. Off-Site Logic handles the SIPs detailing and documentation; Andrew does the technical consulting. He sits on the WA Chapter of Prefab Council Australia.

The methods

Off-site isn't one system. It's a strategy.

The right approach depends on your project. Here's how the three main systems work and where each performs best.

Volumetric off-site construction

Volumetric

Fully formed modules built in a factory and craned into place, often arriving with structure, services and finishes complete. The trade-off is front-loaded design commitment.

Best for: apartments, camps, remote accommodation, repetitive layouts.
Panelised construction

Panelised

Flat wall, floor and roof panels manufactured off-site and assembled on site. The same manufacturing benefits with more room to move during assembly.

Best for: custom homes, architecturally driven projects, varied sites.
Hybrid construction systems

Hybrid

Volumetric modules for the high-service, repeatable areas; panelised or traditional for the rest. Often the most practical real-world answer. The interfaces are where experience counts.

Best for: balancing program efficiency with design flexibility.

Traditional construction figures things out as it goes. Off-site builds it on paper first, then builds it on site. Decisions move earlier, into design and documentation, which demands more rigour up front and repays it in certainty on site.

We provide Design & Deliver packages for SIP panel projects across Australia: from concept through to delivery on site, and everything in between.

Structural Insulated Panels combine structure and insulation in a single prefabricated element. Installation is fast, the shell is tight, and the system consistently outperforms conventional framing against NCC energy requirements. Performance comes down to how well the building is resolved before a panel leaves the factory. That resolution is our job.

What does Off-Site Logic actually do?

We work with builders, developers and designers to apply off-site and alternative construction methods in a practical, coordinated way: early-stage strategy and feasibility, full design documentation, supplier procurement, project management and construction support. We don't manufacture panels. We make sure the whole process is properly resolved so the right manufacturer can.

Is off-site construction right for my project?

Not every project suits off-site delivery, and we'll tell you that upfront. The right fit depends on your program, design, site conditions and budget. Early-stage strategy and feasibility assessments exist to answer exactly that question before any significant commitments are made.

Do you work with SIPs specifically, or other systems too?

SIPs are a core part of what we do, but we work across the broader off-site landscape: other panelised systems, volumetric, hybrid delivery models and mass timber. The focus is always finding the right system for the project, not fitting a project to a system we prefer.

What does the Project Management service cover?

Delivery-side management of your prefab project: live schedule tracking, contractor and consultant coordination, construction support, documentation auditing, payment claims auditing, a live costing tracker with regular updates, and contract administration. Scope is tailored to the engagement.

How early should we get you involved?

As early as possible. Off-site construction is front-loaded by nature: the more resolved the design and documentation before fabrication begins, the better the outcome. Concept or design development stage gives us the most room to work with.
